Do I need to be a resident in Portugal to buy property here?
Not at all! Non-residents can purchase property in Portugal freely. You’ll need a Portuguese tax identification number (NIF), which we can help you obtain remotely before you even set foot in the country. Many of our clients complete a significant part of the process from abroad.
What is a Buyer's Advisor, and why do I need one when buying in Portugal?
Unlike a real estate agent, who represents the seller, a buyer’s advisor works exclusively for you. We search the entire market, including off-market luxury properties, negotiate on your behalf, and make sure your interests are protected at every step. In a competitive market like Portugal, having someone truly in your corner makes all the difference.
How does the buying process work in Portugal as a foreigner?
The process typically involves four main steps: getting your NIF, signing a Promissory Contract (CPCV) with an initial deposit, completing due diligence, and finalising the deed at a notary. We guide you through every stage and coordinate your legal team, so nothing falls through the cracks.
What are the typical costs on top of the purchase price?
As a buyer, you should budget roughly 6–8% of the purchase price in additional costs. This includes IMT (property transfer tax), Stamp Duty (0.8%), notary and registration fees, surveys (which are optional), legal fees, and my advisory fee which is fixed and transparent.
Can I buy property in Portugal without visiting in person?
Yes, with a Power of Attorney, your lawyer can sign documents on your behalf. That said, we always recommend at least one visit to experience the property and surroundings firsthand, especially at the luxury level where lifestyle and location are everything. We can organise tailored viewing trips around your schedule.
Are there any restrictions on where foreigners can buy in Portugal?
There are no significant restrictions. Foreigners enjoy the same property rights as Portuguese citizens. Whether you’re eyeing a villa in the Algarve, a palace in Sintra, or a penthouse in Lisbon, you’re free to purchase with confidence.
What happened to the Golden Visa programme — can I still get residency through property?
Portugal’s Golden Visa no longer includes direct residential real estate investment as of 2024. However, there are other legal pathways to Portuguese residency worth exploring, such as the D8 Digital Nomad Visa or the D7 Passive Income Visa. We work closely with immigration lawyers who can advise you on the best route for your situation.
